Look at Rates Now!

Long-term mortgage rates recently dropped to their lowest level in 2010, states mortgage investment firm Freddie Mac. Affordability also is the highest it’s been in a decade, says the National Association of Realtors. Today’s low rates help both buyers and owners wishing to permanently reduce their monthly payments by refinancing. Freddie Mac notes that more than 95 percent of homeowners who refinanced in the first three months of 2010 selected a fixed-rate mortgage. Now those owners enjoy the peace of mind which comes from knowing their payments will remain affordable as long as they live in their home.

Refinancing could help many more homeowners cut their monthly payments. Unfortunately, some of those households think refinancing is harder than it actually is. We can show you what monthly payments to expect if you purchase or refinance soon. We’ll make certain your new payments fit into your budget, so you can make a constructive long-term decision. You may be pleasantly surprised at how much you’ll save when buying or refinancing soon. Contact us right away, since no one knows how long today’s rates will be available!

It’s Time to Buy

Home purchases soared earlier this spring, and have tapered off since then. That’s because federal income tax credits of up to $8,000 were offered to buyers until April 30. But the expiration of those tax breaks actually provides negotiating benefits for today’s purchasers. Fewer available buyers cause home sellers to compete harder to gain your attention. Additionally, mortgage rates steadily dropped after that tax benefit ended. Buying a home now is even easier to do than it was earlier this year.

Economic turmoil in Europe this spring encouraged investors to move their funds into the safety of U.S. government bonds. Extra demand for U.S. Treasuries lowered their yields, causing home loan rates also to fall. You’ll find current market conditions are better than they’ve been for some time. Having a large group of buyers trying to finalize a purchase before the end of April allowed many sellers then to hold firm to their prices. But you can expect sellers to be more willing to reduce their asking prices now. And don’t forget that low rates make your monthly payments more affordable!

Get in touch with us right away if you’re thinking about moving. You’ll find today’s opportunities may be greater than you anticipated.

Stronger Economy Helps Housing

Ten straight months of higher sales are helping American firms who make everything from tractors to computers. "U.S. manufacturing grew in May at a faster pace than forecast," says Bloomberg News, "as factories added workers to meet the greatest export demand in two decades as well as a revival in domestic orders."

Manufacturing strength is another sign that our economy continues to recover. Factory production over the past year has grown at its fastest pace in a decade, according to the Federal Reserve. Experts caution that the road ahead will remain challenging. However, a broad range of economic signals are turning positive. Although home prices remain weak in some communities, national averages are stabilizing. The S&P/Case-Shiller Home Price Indices reveal that house values at the end of the first quarter were higher than they were twelve months earlier.

Mortgage investment firm Freddie Mac adds that “the sharp downturn in national (price) indexes since 2006 may be nearing an end.” Increased home sales in recent months have reinforced U.S. real estate values. Housing demand is moving back to its long-term trend level, explains Mark Zandi, chief economist at Moody’s Economy.com. He also notes that prices are bottoming out now. Zandi predicts that job growth and continued low mortgage rates will encourage more households to purchase. Plenty of properties are on the market, so buyers can find bargains when they’re shopping for a place to live. We’ll get your home search off to a great start by showing you how much you can afford to spend, and what your monthly payments will be.

Smart Loan Shopping Tips

A big part of your future happiness in a new home depends on how well your mortgage financing suits your needs. Lenders offer a variety of loan products so that you can select one which works well in your circumstances. But every household’s money situation is unique. So it’s essential to understand how different mortgages would fit into your budget – both today and in the future.

Shopping for a home loan is more than simply comparing loan rates. Here are some important keys in our approach to lending:

  • Max your credit score. We’ll go over your credit report with you, and assist you with two crucial tasks. First, we’ll make certain there are no reporting errors which have cut your score. Next we’ll consider steps you can take to raise your credit score, so you can secure a mortgage on better terms.
  • Get the information that’s necessary for success. Loans can be complicated, and you need a professional who will explain financing in an understandable way. We’ll answer all your mortgage questions, so you’ll be in a position to make a great long-term choice.
  • Determine the true cost of borrowing. Various fees are charged when you obtain a home loan, and their rates also may change over time.
  • Factor in your personal situation. Every family has a different path, and your mortgage should advance you towards your goals.

Being aware of these features lets you select a mortgage which provides benefits as long as you live in your home. But if you’re not aware of how your loan works, you could make a choice you’ll regret. Count on us to guide you through the process of determining which mortgage is right for your household. One way we’ll do this is by calculating your total payments during the time you expect to live in your home.

We’ll review how your income and expenses could change in the future before making a final home loan decision. You’ll be ready to shop for homes once you know how much you can spend on a house, and what your monthly payments will be. Additionally, sellers will take your offer seriously when they know you won’t have any problems gaining financing. Contact us soon for the expertise and service you need to make a smart choice. You’ll then be assured of a long and enjoyable time in your new home.
