Playing to Win

Getting in the game while others are on the sidelines gives you a great likelihood of emerging as a winner. Low mortgage rates and attractive home prices make now an advantageous time to purchase your first house or move up. If you're selling a house now, you'll find that values have dropped from a few years ago. But that also means you can gain dramatic savings on a residence which better suits your current needs.

Ask us to show you what monthly payments you could expect on a home which will enhance your daily life. We'll start the process by looking for ways to improve your credit score, which will allow you to obtain a lower borrowing rate. Buying with a fixed-rate home loan lets you know what your future housing costs will be. But renters can anticipate a steady upward march in what their landlord charges each month.

Higher Rents

Rents have increased by up to 30 percent over the last decade, states research firm CBRE Econometric Advisors. "Rents could rise seven percent in each of the next two years," adds CNNMoney.

While renters are watching their costs go up, homebuyers benefit from mortgage rates which are near all-time lows. Together these factors are "making a strong case for buying a house in the United States at this time," according to CBRE Advisors. Home affordability is at its highest point since the National Association of Realtors began collecting that data in 1971.

"It is unlikely that rates will ever be lower than they are now," adds CBRE. The Federal Reserve's program of purchasing Treasury bonds ended in July, and many economists predict rising rates will occur, due to reduced demand for government bonds. We'll go over borrowing options with you which don't require large down payments. You also can reduce your housing costs by selecting an adjustable-rate mortgage. Adjustable mortgages offer fixed payments for up to a decade, which provides you with considerable savings during that time. At that point you may be ready to move, or anticipate having a higher income.

We'll calculate your total payments over the period you expect to own your house using both fixed-rate and adjustable mortgages. If you plan on living in your home after your loan adjusts, we'll have a strategy for handling a possible payment increase. You'll then be able to make an informed decision about which financing program is right for your needs. Let us show you how you can make an affordable purchase now. Waiting could cause your costs to move higher in the future.

Get the Most from Your Home

We can gain more satisfaction from our home by paying making sure we're using all its space well. A house which seems crowded may be that way because we're packing our storage areas full of items we'll never use. Going through our garage, closets, or basement lets us free up that space for better uses. Throwing things away, donating items we don't need, or having a yard sale can make our lives simpler. In the process, it makes our home seem bigger.

Outdoor areas are another part of our properties we can pay attention to and get positive results. A grill, table, and chairs can give you a patio cooking and dining spot. Open-air meals are a fun way to enjoy longer summer days.

Market Gains Health

"Home sales rose strongly" in late spring, reports the National Association of Realtors (NAR), "with all regions experiencing gains from a year ago." NAR officials say this will lead to "higher housing activity in the second half of the year."

It was the largest sales gain in six months, and the first increase over the previous year that we've seen in more than twelve months. Rising sales from one year to the next indicates the market is gaining strength, and not just reflecting seasonal buying patterns. "Home sales have trended up unevenly since bottoming last June," adds NAR. America's rate of job creation will continue to play a large role in the vibrancy of real estate's recovery, says NAR's chief economist.

The pace of home sales also will fluctuate across the country, since each local economy has unique job growth patterns. Real estate prices will tend to rise where sales are strong, and weaken in areas with less housing demand. Consumers shopping for homes should focus on conditions in the neighborhoods where they're considering a purchase. Remember that even houses which appear similar may have significant differences which cause their values to vary.

Finding out what condition a property is in before making an offer on it is crucial to your future happiness. Obtaining financing which provides affordable payments is nearly as important. You'll do best in our current real estate marketplace when you're working with experienced professionals that you trust. Let us know when you're ready to purchase a house – we'll answer all your questions, and help you make the most of today's opportunities.

Our Housing Dreams

A recent New York Times/CBS News survey reveals that almost 90 percent of Americans say "homeownership is an important part of the American dream." Poll results show we believe a house is a better long-term savings vehicle than stocks are. Being able to deduct interest costs on our monthly housing payments is a plus which Americans value, the survey shows. And even though real estate has suffered in recent years, The New York Times reports that "a persistent belief endures that the market will eventually improve and housing will regain its traditional importance."

Because most of us want to own a home, the likelihood is great that real estate market conditions will improve in coming months. Our role is to assist you in achieving your housing goals. Doing so will improve your daily life, and give you a start towards a better future. Owning makes sense for most Americans – both emotionally and financially. One of the persons surveyed noted that she used to be a renter. But now she's happy and secure as an owner.

"I just don't like the idea of putting money in someone else's pocket for something that I will never own," she explains. Most Americans, it turns out, feel the same way. We're prepared to assist you throughout the home buying process. Get in touch with us when you're considering a purchase, and we'll guide you successfully through the steps.
